What our calculators do

The Maximum Loan Assessor, Option Analysis, and Sale Proceeds calculators on this site estimate figures such as maximum loan amounts, comparative property returns, and net sale proceeds, based on rules published by the Monetary Authority of Singapore (MAS), the Housing & Development Board (HDB), and the Central Provident Fund (CPF) Board, as we understand them at the time each calculator was last checked.

Why the numbers may differ from your actual outcome

Lending rules, interest rates, income ceilings and stamp duty rates change from time to time. A tool may not yet reflect the latest published figures.
Banks and HDB apply their own underwriting checks, which can differ from the general rules a calculator applies.
Your actual loan quantum, sale proceeds or investment return depends on figures specific to you, such as your credit history, your bank's internal policies, and the final transacted price, none of which a general calculator can know in advance.

Before you rely on a number

Confirm your maximum loan with a bank or, for an HDB loan, through an HDB Flat Eligibility (HFE) letter. Confirm sale proceeds against HDB's or your lawyer's completion statement and the CPF Board's final refund computation. If you are unsure, speak with a licensed financial adviser, a property agent, or the relevant government agency directly.
